Discount Points

Upfront fees paid to permanently lower a mortgage rate.

Each discount point costs 1% of the loan amount and typically lowers the interest rate by around a quarter percent for the life of the loan.

Points pay off only if you keep the mortgage past the break-even month — where the accumulated payment savings exceed the upfront cost.
