Booked nights = 30 × occupancy%. Gross monthly = nightly rate × booked nights. Net = gross − monthly expenses. Annual net = net × 12.

Occupancy is the number that makes or breaks a short-term rental — a great nightly rate means little if the calendar is empty. Expenses (cleaning, supplies, platform fees, utilities, management) also eat more than owners expect, so be realistic on both.
